- “We have planning permission. What happens next?”
- “Our builder needs proper drawings to price from.”
- “Building control has come back with questions we can’t answer.”
Planning permission says what you can build; building regulations approval says how it must be built. They are separate consents and you need both.
We prepare the technical drawings and specification: structure, fire safety, insulation, ventilation, drainage and access. We appoint and coordinate the structural engineer, submit to the local authority or an approved inspector, answer their queries, and arrange site inspections as the work goes up.
Because we usually drew the planning scheme too, the technical set matches the consent, so nothing has to be redesigned on site.
- One set of drawings that carries through from planning to building control.
- Structural engineer’s calculations coordinated into the drawings.
- Submission, queries and site inspections handled for you.
- Drawings your builder can price from accurately.
Do we need building regs if we have planning?
Yes. They are separate approvals. Planning covers what you build; building regulations cover how it is built.
Full plans or building notice?
Full plans gives you approved drawings before work starts, which we recommend for anything structural. A building notice suits small, simple jobs.
Who does the structural calculations?
A structural engineer we appoint and coordinate. Their calculations are built into our drawings.
Can you take over a scheme someone else drew for planning?
Yes. We start from the approved planning drawings and develop the technical set from there.
