Many extensions fall under Permitted Development and never need a full planning application — but the rules are precise, and getting them wrong is expensive. At consultation we tell you which route your project takes, then handle whichever it is: measured survey, design drawings, the application or lawful development certificate, building regulations, party wall matters and structural design.

Because we build what we draw, the design is priced with construction in mind from the first sketch — no surprise when the quotes come in.

Do I need planning permission for an extension?

Often not — many extensions fall under Permitted Development. We'll tell you at consultation which route yours takes, and handle whichever it is.

Can you build it too, or just draw it?

Both. We're a design-and-build team, so the same people who design and get it approved construct it.

How long does it take?

Typically 8–16 weeks from first meeting to consent, depending on the route. We run building regs and construction planning in parallel so the build can start promptly.
