SERVICES / PROPERTY SERVICES / INSURANCE REINSTATEMENT
Put the building back properly, with a scope the insurer can follow.
After water, fire or impact damage, we inspect independently, price the full reinstatement, and set out clearly where the loss adjuster’s schedule falls short. Then we carry out the works.

- “The loss adjuster’s schedule doesn’t cover what we can see on site.”
- “We need a contractor who can deal with the insurer, not just send a quote.”
- “It’s an occupied building: a care home, a hotel, a listed property.”
Most insured losses are priced from a schedule written by the loss adjuster, often before the building has been opened up. Items get missed, quantities get estimated, and specifications default to the cheapest like-for-like.
We carry out our own inspection, measure the affected areas, and build the reinstatement scope room by room against a schedule of rates. Where our scope differs from the adjuster’s, we produce a supplementary schedule that cross-references each of their items and explains the difference: omitted, under-measured or wrongly specified. No betterment, just what it takes to reinstate the building.
Once the scope is agreed, we deliver the works as one contractor, phased around residents, guests or trading where the building stays in use.
- An independent scope from our own site inspection, not a copy of the adjuster’s.
- Schedules set out in the adjuster’s own structure, so every variance is easy to check.
- One team to price, manage and deliver the works.
- Listed and historic buildings handled with the consents and conservation input they need.
For a care home in Buckinghamshire after a water ingress event, we produced an independent reinstatement quotation and a 21-item supplementary schedule against the loss adjuster’s 388-line schedule of works.
Do you work for the insurer or for us?
For you: the owner, operator or managing agent. We provide the evidence the insurer and loss adjuster need to agree the full scope.
Can you work while the building is occupied?
Yes. We plan the works in phases around residents, guests or trading, and agree the sequence with you before we start.
What if the building is listed?
Repairs to a listed building can need listed building consent, even like-for-like. We involve the conservation officer early so the reinstatement isn’t held up later.
When should we call you?
As early as possible, ideally before the scope is agreed. It is much easier to add an item before settlement than after.

Damage to deal with? Send us the schedule.
Send the loss adjuster’s schedule and a few photos. We’ll tell you whether the scope looks right and what an independent inspection would involve.
