AI tools are good at drafting statements and explaining the process. They are not good at scaled drawings, local policy or the council’s validation checklist. We check what you’ve prepared, fix what would get it rejected, and can submit it for you.

1. Application check. Send us your AI-drafted statement, any sketches or photos and the address. We check it against the council’s validation list, the local plan and the site’s constraints (conservation areas, Article 4 directions, flood zones, listed buildings, nutrient mitigation) and send back a marked-up review with a clear view on its chances.
2. Drawings pack. AI can’t produce the scaled location plan, block plan, floor plans and elevations a council needs. We draw them to validation standard so they match your statement.
3. Submit and support. We act as your agent, submit through the Planning Portal, pay the right fee, and answer the case officer’s questions through to a decision.
4. Rescue. If an application has been made invalid or refused, we find out why, fix it, and resubmit or appeal.
You can stop after any step. Each one is a fixed fee, confirmed before we start.

Will you rewrite my statement?
Only where it needs it. We mark up what is wrong or missing and explain why. If you’d like us to rewrite it, we’ll quote for that.
Who is responsible for the application?
You remain the applicant and are responsible for the content you wrote. We are responsible for our review, our drawings and anything we submit on your behalf, as set out in our terms.
Is this suitable for every project?
It works best for householder applications and small commercial changes. For listed buildings, changes of use or larger schemes, our full service is usually better value.
How quickly can you check it?
Usually within five working days of receiving everything.
Do you use AI yourselves?
Yes, to speed up research and drafting. Every drawing and every judgement is checked by the studio.
