SERVICES / DESIGN & CONSENTS / APPEALS & CONDITIONS
Refused, stuck on conditions, or heading for appeal? We make the case properly.
Planning appeals, resubmissions after a refusal, and discharge of conditions, for homeowners, landlords and businesses. Every application we prepare is written to stand up at appeal, so the full case is made first time.

- “Our application has been refused. Is it worth appealing?”
- “We have permission, but we can’t start until the conditions are signed off.”
- “The council says it’s minded to refuse. What are our options?”
A refusal isn’t always the end. We read the decision against the policy and the officer’s report, and tell you plainly whether an appeal, an amended resubmission or a different approach has the best chance.
The appeal rules changed for applications made from 1 April 2026: appeals are dealt with faster and in writing, and new evidence can’t be added at appeal. That means the original application has to make the whole case. We build every application that way, with the drawings, statement and technical evidence an inspector would expect.
Conditions are the other common hold-up. We prepare the details the council needs (materials, landscaping, drainage, extraction, construction management) and chase them through to sign-off so work can start.
- An honest view on the odds before you spend money on an appeal.
- Appeal-ready applications: the case is made in full first time.
- Conditions discharged quickly, with the consultants coordinated for you.
- Experience with householder, change-of-use, licensing-related and listed building cases.
How long do we have to appeal?
It depends on the type of application, and for householder refusals it is short. Send us the decision notice as soon as you get it and we’ll confirm the deadline.
Appeal or resubmit?
If a modest change would overcome the reason for refusal, a resubmission is often quicker and cheaper. If the council has got the policy wrong, an appeal may be right. We’ll tell you which.
Can you help if someone else prepared the original application?
Yes. We start from the decision notice, the officer’s report and the submitted drawings.
What do conditions need?
Usually drawings, specifications or reports for each condition, submitted to the council for approval before the relevant stage of work.
