PROJECT / FERNDOWN, DORSET
Refused before. Approved with us.
A first-floor extension to a nursing home in Ferndown had previously been refused. We worked out exactly why, redesigned it and took it back to Dorset Council.

The home needed a day lounge and better circulation upstairs, and an earlier application for a first-floor extension had been refused. Resubmitting the same scheme would have met the same answer.
We read the refusal closely, redesigned the extension as a modern modular timber structure with a new day lounge, lift and feature staircase, and engaged the council early. The ecology was handled in the same application: bat and badger surveys, and biodiversity net gain met through new hedgerows, wildflower grassland, swift and bat boxes, plus off-site units where the site could not reach the target on its own.
- Analysis of the previous refusal
- Redesigned modular timber first-floor extension
- Day lounge, lift and feature staircase
- Bat and badger surveys coordinated
- Biodiversity net gain strategy, on and off site
- Planning permission, no appeal
Planning permission granted by Dorset Council without an appeal. Discharge of conditions is next.
